FINANCE INFORMATION
What is included in the monthly rent?
The monthly rent typically covers semi furnished accommodation, utilities (water and electricity), high-speed Wi-Fi, 24/7 security and access control, and on-site support services. Please check the specific property listing for any additional inclusions or exclusions.
Are there any upfront costs or deposits?
Most Rise Student Living properties require a refundable security deposit and an administration or application fee. Details may vary by location.
How do payments work?
Rent is usually paid monthly via debit order or EFT. Payment schedules and due dates will be outlined in the Lodger Agreement. Late payments may incur penalties.
Can I pay the full year’s rent upfront?
Yes, full upfront payments are accepted. Please inquire directly with the property management team for available options.
Is financial aid or student bursary support accepted?
Rise Student Living accepts payments from recognized bursary providers and financial aid schemes. Documentation may be required to confirm funding arrangements.
Are there any additional costs I should be aware of?
Potential additional costs may include laundry services, parking fees (if applicable), replacement fees for lost keys or access cards, and optional add-ons like cleaning services.
What happens if my child needs to cancel or move out early?
Cancellation policies vary by lease type. Early termination may incur fees or require notice. It’s important to review the lease terms carefully before signing. You are entitled, in terms of the Consumer Protection Act, 68 of 2008 to terminate this Agreement by giving the Owner at least 20 (twenty) business days written notice. Should you elect to terminate this Agreement before the expiry date you will however be liable for a reasonable cancellation penalty. You agree that the reasonable cancellation penalty will be 1 (one) month’s Accommodation Fee.
Is there insurance for personal belongings?
Rise Student Living does not automatically provide insurance for personal items. Parents are encouraged to consider renter’s insurance for added protection.
How secure is the payment process?
All payments are processed through secure, verified platforms. Rise Student Living prioritizes data protection and financial security.
Who can I contact for billing or finance-related questions?
Each property has a dedicated finance or admin contact. You’ll receive their details upon signing up, or you can reach out via the Rise Student Living website.
ROOM & FACILITIES
What types of rooms are available?
Rise Student Living offers a variety of room options to suit different preferences and budgets, including private studios, shared apartments, and en-suite rooms. Each room is thoughtfully designed for comfort, privacy, and productivity.
Are the rooms furnished?
Yes, all rooms come semi furnished with essentials such as a bed, desk, chair, wardrobe, and shelving. Kitchens and bathrooms are also equipped with modern fittings.
Is bedding provided?
No, students are required to bring their own bedding.
Do rooms have private bathrooms?
This depends on the room type. Private rooms include private bathrooms, while shared apartments may have communal bathrooms.
Are kitchen facilities available?
Yes, all accommodations include access to kitchen facilities. Private units have private kitchenettes, while shared apartments offer communal kitchens with appliances such as fridges, microwaves, and stoves.
Is there laundry on-site?
Yes, each property has a dedicated laundry room with washers and dryers. These operate on tokens allocated to students monthly.
What security measures are in place?
Rise Student Living prioritizes safety with 24/7 security, CCTV surveillance, secure access control, and on-site staff available to assist students.
Are there study areas and communal spaces?
Absolutely. Properties feature quiet study zones, lounges, and communal areas designed to foster collaboration and relaxation.
Is there Wi-Fi in the rooms?
Yes, high-speed Wi-Fi is available throughout the property, including individual rooms and common areas.
Are cleaning services provided?
Common areas are cleaned regularly by the cleaning team. Students are responsible for cleaning their owns dishes and rooms. Shared facilities i.e. Showers, bathrooms, toilets, within shared rooms are cleaned once a week.
Is parking available?
Some locations offer limited FREE parking spaces, which may require advance booking. Please check with the property manager.

APPLICATION & LEASE
How can my child apply for a room at Rise Student Living?
Students can book directly through the Rise Student Living Website https://www.risestudentliving.com The process includes selecting a room type, completing an application, and submitting required documentation.
Is there a minimum lease period?
Yes, lease durations typically align with academic terms and range from 10,11 or 12 months. Shorter stays may be available at select locations, please check with the property team.
Can parents assist with the booking process?
Absolutely. Parents are welcome to support their child during the application process and may be listed as emergency or financial contacts if needed.
What documents are required for application?
Students and Parents/Guardians will need to provide a copy of their ID or passport, proof of Physical Residence (not older than 3 months) and proof of income (if applicable), proof of funding (If applicable), proof of enrolment at the University.
Is there a waiting list if rooms are fully booked?
Yes, if a property reaches full capacity, students may be placed on a waiting list and contacted if a room becomes available.
Can students choose their roommates?
In shared units, students may request to share with friends. While Rise Student Living tries to accommodate preferences, placements are subject to availability.
Are Lodger Agreements signed digitally or in person?
Lodger Agreements are typically signed digitally for convenience. Parents will receive a copy for their records.
What happens if a student needs to cancel their booking?
Cancellation policies vary by property and lease type. Fees may apply, and advance notice is usually required. We recommend reviewing the terms carefully before signing. You are entitled, in terms of the Consumer Protection Act, 68 of 2008 to terminate this Agreement by giving the Owner at least 20 (twenty) business days written notice. Can parents/guardians co-sign the lease or be guarantors?
Yes, parents/guardians are required to co-sign or act as guarantors, especially if the student is underage or lacks financial history.
